Tenant Screening – Each prospective tenant is screened for credit and rental history, along with employment and criminal background information. We also perform thorough move-in and move-out inspections and evaluations. We are also able to effectively negotiate with our tenants, handle difficult issues and enforce the terms of the rental agreement.
Rent Collection – Rents are collected and placed in a fund for disbursement by the 20th of each month. Personal contact is made with slow payers to encourage prompt payments of rents.
Record Keeping – Each owner receives an operating statement complete with monthly income & any expenses associated with the property. It also lists a year-to-date income as well as expenses for your tax purposes. Each owner also receives a 1099 for income on their property.
Maintenance & Repair – We have in-house maintenance. We also have working relationships with professional electricians, plumbers, furnace and appliance repairmen & other maintenance professionals.
